Bradley D. Smith and J. Greg Herman, formerly the founders and executive officers of Mid-South based Weston Retail Properties, lnc., and Weston Retail Management Co., Inc., are the owners of StoneCrest Investments.  Founded in Austin, Texas in 2001, StoneCrest Investments specializes in commercial real estate development, investment, brokerage, leasing and property management throughout the southern United States.  The Principals have over 65 years of experience in the commercial real estate industry and have been successful in the development and/or leasing and management of over six million square feet of retail commercial space with a portfolio value in excess of $1 billion, as well as directly participated in brokerage transactions valued in excess of $300 million.

 

StoneCrest, through its two offices in Austin, TX and Memphis, TN, offers multiple platform services in the Commercial Real Estate Industry.  We bring an owner’s perspective to all third party assignments including property management, asset management, leasing, and investment sales.  Each individual property is analyzed with the strategic goal being to position each to its highest value with stable long term tenant mix.  Each property is then managed and leased to enhance long term value and tenant stability with tenant mix reviewed annually.

 

We develop projects for our own account, or in joint venture with individual partners or institutions.  We capitalize on our extensive experience in site selection, site development, tenant relationships, construction experience, and finance to successfully complete each project.

 

Our experience ranges from single tenant buildings to 300,000 square foot community/power centers.  We have developed centers with anchor tenants such as Kroger, Albertsons, Walmart, Target, The Home Depot, Lowe’s, T.J.Maxx, HomeGoods, Marshalls, Ross Stores, Michaels, Stein Mart, Dick’s Sporting Goods, PetSmart, Rack Room, DSW and thousands of successful regional and local retail tenants.  We have also represented tenants in local and regional based site selection throughout the southern United States.

 

We also specialize in neighborhood and hybrid/mixed-use projects where each individual location is developed with strong local, regional, and national tenants integrated into a multiuse platform consisting of retail, restaurant, office, and medical services to complement each surrounding neighborhood and city it is located in. Current examples of such projects are StoneCreek Centre in Germantown, TN and The Shops of Avery Ranch in Austin, TX.  Both of these projects have recently completed permanent financing loans with twenty year terms and twenty-year amortization in the mid to low 4% interest rate range.
